Several pieces of prime real estate downtown available for lease

PAWTUCKET — Four storefront locations on Main Street in the downtown and a concession stand in Slater Park are among some high visibility real estate with ownership ties to the city that is either available for lease or will soon be coming on the rental market.
The Benjamin C. Chester Building at 175 Main St. has two spaces in need of tenants. Fresh on the market is the 2,200-square-foot site that until recently housed the Mixed Magic Theatre.
The corner location has its own entrance at 171 Main Street near the intersection with Roosevelt Avenue. The theatre, which has operated at the location for five years, just ended its run there last Friday night. According to Acting Planning Director Barney Heath, Mixed Magic's founders, Ricardo and Bernadet Pitts-Wiley, still have a lease but have indicated that they are looking for a new location elsewhere in the city. They are reportedly in negotiations with Hope Artiste Village further down on Main Street.
Heath said that the Pawtucket Redevelopment Agency, which owns the three-story Chester Building, would like to find a tenant that would make use of the extensive sidewalk area and would draw people in to both the downtown as well as the building itself, which houses the Blackstone Valley Visitor Center, the Slater Mill Museum Shop and Gallery, the Blackstone Valley Tourism Council, Salve Regina University, the city's Planning Department and other tenants. He suggested that a coffee shop or restaurant would be a good fit for the ground floor space, which features large glass windows and a view of the historic Slater Mill complex.
Also available for rent in the Chester Building is a 1,300 square-foot ground level office at the corner of Main Street and High Street that formerly belonged to the John Garan Law Office. The Garan Law Office remains in the Chester Building but recently moved to a 4,000-square foot space that became available.

A few blocks up on Main Street, two vacant storefronts that are located on the ground level of the city's municipal garage are also soon going to be advertised as lease opportunities. The addresses, 264 and 268 Main Street, are part of what is known as the Plaza Arcade and both are zoned as Commercial Downtown (CD).
Heath said that because this building is owned by the city, a request for proposals (RFP) has been drafted that is awaiting approval from the City Council and the City Council's Properties Committee. He expects the process to take place next week and the RFPs for the leased spaces to go out shortly after.
The space at 264 Main Street formerly served as the Police Department's VIN station. Heath said that since the state Registry of Motor Vehicles moved out of the Apex building up the street, the number of requests for vehicle inspections has decreased. The inspections are now being done at the Pawtucket Police Station on Roosevelt Avenue.
This 540 square-foot space has one large room with a single restroom. Utilities into the building include water, sewer, electricity and phone, and the space also has a security system.
Vacant for almost a year now, the space at 268 Main St. was formerly occupied by the Small Business Development Corporation. Heath said that this entity was sponsored by Johnson & Wales University, which consolidated the office with the Northern Rhode Island Chamber of Commerce.
This space, also 540 square-feet in size, has two rooms with a single restroom, and utilities include water, sewer, electricity and phone.
For both storefronts, parking is available in the parking garage as well as in some on-street spaces.
Another city-owned property that is looking for a new tenant is the concession stand in Slater Park that formerly housed the Daggett Delights and Spike & Dave's Seafood. The lease, formerly held by Anthony Walsh and David Bibby, is now up and the two partners have decided they will not renew, said Heath.
When asked about the business, Anthony Walsh said that after a decade of operating the seasonal concession, he and Bibby decided that this past year would be their last. He added, however, he is hopeful that the eatery might open up again at some point in a new location somewhere else in the city.
